Buying a Two-Family in Elizabeth: Peterstown, Elmora, or Bayway?
Elizabeth's two-to-four-family homes are how local wealth gets built — live in one unit, let the rent help with the mortgage. Where to look, and what to check first.

Elizabeth's signature purchase isn't a condo or a colonial — it's the two-family. Buy the building, live in one unit, and let a tenant help carry the mortgage. It's how generations of Elizabeth families built their start, and it's still the smartest first move for many buyers here. But the same purchase plays differently depending on the neighborhood.
Peterstown — 'the Burg' — is the dense, walkable classic: tight blocks, deep food heritage, and two-families that rarely sit long. Elmora runs leafier and quieter on the city's west side, with the Elmora Avenue shops and an easy hop toward Kean University; its two-families often come with a little more yard. Bayway, in the hard-working southwest near the circle, tends to offer more building for the money with quick highway access. And Elizabethport, the city's oldest section, rewards buyers who want value now and believe in what the waterfront blocks are becoming.
Wherever you look, the checks are the same. First: the legal unit count comes from the city's records, not the number of kitchens — an illegal third unit is a liability, not income. Second: New Jersey is a tenant-protective state, and an occupied unit means you inherit the lease, the deposit, and the tenant relationship. Read everything before you sign, and verify the rents actually being paid.
Third: underwrite the building honestly. Elizabeth's housing stock is older — roofs, boilers, electric panels and water lines deserve real line items, not hope. A building that needs work can still be a great buy; it just has to be priced like what it is.
